Design Services

If you require custom design assistance, it will be charged as an additional expense. We can provide a wide range of design services from: designing a custom kitchen, combining LV / LVL units, reconfiguring your interior layout, customizing your "title page", to providing engineering services . Our design services include: Preliminary Schematics , Site Planning, and Creating Custom Plans.

DESIGN FEES

Our hourly rates are as follows:

Designer's Consultation $240.00/ hr.
Project Management $120.00/ hr.
Drafting Fees $75.00/ hr.
Clerical $30.00/ hr.
Reimbursables 1.10 times the direct cost

*Our proposed fees for services include labor and normal expenses related to mailing and telecommunications.

*Reimbursable items include engineering services, reproductions, plotting, film processing, travel expenses, and postage in conjunction with the project. Reimbursables will be charged at 1.10 times the direct cost.

Preliminary Schematics (Potential LV Customers)

If choosing to customize an LV, then our preliminary schematics service may be a good step for you prior to putting down your initial deposit.

Rocio Romero LLC will prepare a schematic floor plan to facilitate the preliminary loan and appraisal processes, additionally this drawing can be used to attain ballpark bids from contractors. The schematic plan will be a basic floor plan including only the overall dimensions.

The preliminary schematics process is as follows:

• First, we will discuss with you the design modifications you would like to make, and you can also send a sketch for us to review.
• Then we will draft up a preliminary schematics contract specifying the changes we will make to the standard plan.
• Next, we will begin customizing your plan. We will send your custom schematic plan via mail or email and await your feedback.
• The $1000 engagement fee is required in advance of any services being rendered.   Our services rendered will be billed at our hourly rate and will be deducted from the engagement fee.  Any additional work required in excess of that covered by the engagement fee will be billed additionally at our hourly rates.
